              3.The Purchaser shall pay:
              3.1The Purchaser shall, on the day of the sale, in the form of a bank guaranteed cheque      or cash, pay to the Sheriff 6%
          (six percentum) Sheriff’s commission on the first      R100,000.00 and 3.5% (three comma five percentum)  on R100,001.00
          -    R400,000.00 and 1.5 % (one point five percentum) on the balance of the proceeds of   the sale, subject to a maximum
          commission of R40,000.00 in total and a minimum of      R3,000.00, (inclusive in all instances of the Sheriff’s bank charges
          and other expenses incurred in paying the proceeds into his or her trust account, but exclusive in all instances of VAT), which
          commission shall be paid by the purchaser.
              3.2A deposit of 10% of the Purchase Price immediately on demand by the Sheriff. The      Balance of the Purchase price
          and any such interest payable, shall be paid to the      Sheriff against transfer and shall be secured by a bank guarantee, to be
          approved by the Judgment Creditor’s Attorney, which shall be furnished within 21 days after the date of sale.
